Overview

 The San Juan Hotel project involved taking over an open permit originally issued in 2018, where the previous contractor never completed or called for required inspections. 


Our role was to step in, assess existing conditions, and bring the project back into compliance while coordinating with multiple agencies and minimizing operational impact. 


The scope focused on the cafeteria kitchen and included the replacement of the entire grease trap system and lift station, as well as the demolition and complete reinstallation of all plumbing serving the space. 

The Challenge

 This project presented layered challenges. One of the grease trap interceptors approved in the original plans had been discontinued by the manufacturer. Although the replacement model was the newer, approved version, it did not match the exact model referenced in the permitted drawings. To satisfy inspection requirements, we were required to install the previous version specified in the plans to match the approved documentation. 

This added complexity, coordination, and pressure, particularly because the cafeteria needed to remain closed during a critical portion of the work. 


Managing timelines, inspections, and expectations while a hospitality operation was partially shut down required precision and calm decision-making.

 The San Juan Hotel project highlights the importance of experience in navigating regulatory environments. Bringing an older permit back into compliance required patience, persistence, and a deep understanding of city and county requirements. 

Despite the challenges, we successfully passed all required inspections, with only final documentation pending to formally close the permit.
