Overview
The Bernal Residence was a comprehensive home renovation involving nearly every system of the house. The scope included the renovation of three bathrooms, a new kitchen, new flooring throughout, new impact windows, a new roof, pool deck tile replacement, pool resurfacing, full plumbing replacement including the removal of old cast iron pipes, air conditioning relocation, new electrical panel, exterior stucco repairs, and full interior and exterior painting.
This project required careful sequencing, coordination across multiple trades, and consistent communication to meet the client’s move-in goals.
The Challenge
The schedule for this project was tight from the start, with a fixed move-in timeline that required disciplined planning. As the project progressed, a discrepancy between the signed agreement and a revised contract version came to light late in the process. To protect clarity and fairness for all parties, construction was paused while the contract terms were reviewed and aligned back to the original agreement.
Although this created temporary tension, addressing it directly allowed the project to move forward with transparency and mutual understanding.
