Overview
The Bernal Residence was a comprehensive home renovation involving nearly every system of the house. Cortizo Construction’s scope included three bathroom renovations, new flooring, plumbing replacement including removal of old cast iron pipes, HVAC work, electrical upgrades, skim plaster, exterior stucco repairs, and interior and exterior painting. The kitchen, impact windows, roof, and pool resurfacing were completed by separate contractors, with Cortizo Construction coordinating the trades as part of the overall project.
The Challenge
The schedule for this project was tight from the start, with a fixed move-in timeline that required disciplined planning. As the project progressed, a discrepancy between the signed agreement and a revised contract version came to light late in the process. To protect clarity and fairness for all parties, construction was paused while the contract terms were reviewed and aligned back to the original agreement.
Although this created temporary tension, addressing it directly allowed the project to move forward with transparency and mutual understanding.
